Process

Pre Design

The project is established. We have an initial client meeting and site visit to get the conversation started. We take this time to listen, gather briefing information, establish programme and budget estimates and discuss architectural fees. A formal engagement process is then completed where we use a standard NZIA Agreement for Architectural Services.

Concept Design

We continue to build the brief in collaboration with you. We undertake an analysis of the site and its context. Using this information we then explore and develop a concept design scheme to present and discuss with you our conceptual ideas in the form of diagrams, precedent imagery, 2D conceptual plans and 3D conceptual forms. At the end of this stage a rough order of cost can be established by a quantity surveyor.

Preliminary Design

With approval to proceed we then develop the concept design scheme and engage the greater consultant team to provide further input in their areas of expertise. At the end of this stage a preliminary cost estimate can be established by a quantity surveyor and a resource consent, should it be required, is applied for.

Developed Design

With approval to proceed we then develop the preliminary design scheme and facilitate coordination across the greater consultant team. During this stage we explore materiality, finishes, fittings and fixtures to present and discuss with you. Using this information we then refine documentation and provide an outline specification for the elements of the project. At the end of this stage a developed cost estimate can be established by a quantity surveyor.

Detailed Design

With approval to proceed we then produce detailed working drawings and specifications and continue to facilitate coordination with the greater consultant team. At the end of this stage a building consent is able to be applied for, and a pre-tender cost estimate can be established by a quantity surveyor.

Procurement

We then assist with the procurement of a contractor to complete the site works. To do so we prepare tender documentation, review tender submissions and prepare contract documents for signing for contractor appointment. There are a number of different options when it comes to procurement and contractual arrangements. We discuss these with you throughout the design process to ensure the method most appropriate to you is selected.

Contract Administration

As works commence on site we manage the administration of the construction contract documents. This role typically sees us undertake general administration services, issue contract directions, assess contractor payment claims and formally issue the practical completion certificate and defects liability certificate.

Observation

With works underway we monitor the construction of the project in relation to the documentation established throughout the design stages. This includes regular site visits to review progress is in accordance with resource consent, building consent and contract documentation.
